The method is not new; its application is. Story of Place has shaped more than 200 projects on six continents. This is the first time it is aimed at a data center — with a real team, and a concrete first step for whoever you are.

The record

A practice, not a pitch

The Story of Place / regenerative development method has been applied across 200+ projects on six continents — from the Lions Gate wastewater treatment plant to the Las Salinas redevelopment. Its record is in buildings, districts, and watersheds. Bringing it to a data center is the honest frontier this model works.

We are not borrowing a data-center track record we do not have. We are bringing a proven place-first method to a domain that has never had one — and building the accounting, the pathway, and the covenant that a place-first data center would need.

What happens if a place engages, in what order, who is in the room, what the place produces, and the gate that ends each phase. Durations are indicative bands (Illustrative), not commitments.

Story of Place discovery
2–4 months (Illustrative)
What happens
The place's watershed, cultural, and ecological memory is convened as the design brief — before any facility is drawn. The Story-of-Place process runs pre-FEED, while every option is still open.
Who is in the room
Land stewards, community members, local government, the developer's early team, and the Story-of-Place facilitators.
What the place produces
The place's Story of Place — the narrative brief that names what this place loves about itself and what it will and won't carry.
The gate that ends it
The community recognizes its own story in the brief and agrees it is ready to test readiness.
Readiness Gates
1–3 months (Illustrative)
What happens
Three readiness questions are answered in public: is the PLACE ready (water, land, grid), is the COMMUNITY ready (trust, governance, consent — FPIC where Indigenous land or water is touched), and is the CAPITAL ready (patient enough for covenanted terms)?
Who is in the room
The community in public hearings, the permitting authority, Indigenous representatives where triggered, and the capital partners.
What the place produces
A public stage declaration: the target pathway stage, the per-capital minimums it requires, and the readiness verdict on all three gates.
The gate that ends it
All three readiness gates pass in public session — or the engagement pauses honestly at the one that failed.
Design — the place writes the spec
3–6 months (Illustrative)
What happens
The place's answers select the stewardship menu, and the portfolio is composed into the facility's FEED-stage design brief — heat, water, land, community, workforce, and civic-compute systems designed as one whole.
Who is in the room
The design and engineering team, the stewardship portfolio owners, community advisors with decision rights, and the operator.
What the place produces
A FEED design brief the place authored: the composed stewardship portfolio with its Five Capitals balance and stage target.
The gate that ends it
FID is taken on the place-authored spec — the portfolio is in the base design, not an appendix.
Covenant — commitments with teeth
1–2 months (Illustrative)
What happens
The portfolio's commitments are bound in enforceable covenants that run with the land: a public covenant registry, clawback security (letter-of-credit class), a citizen-governed benefit fund, and a no-NDA transparency commitment.
Who is in the room
The operator's counsel, the municipality, the citizen governance board, and the covenant registry.
What the place produces
Recorded covenants with clawback, governance, and transparency terms — public, not press releases.
The gate that ends it
Covenants are executed and published in the registry before ground breaks.
Verify & Steward
Annual cycle, life of facility (Illustrative)
What happens
The facility operates under annual whole-place Five Capitals accounting, public real-time dashboards, and independent outcome verification — the VLAS-recognition pathway remains conceptual and is labeled as such.
Who is in the room
The operator, independent verifiers, the citizen board, and the whole place — for the life of the facility.
What the place produces
An annual whole-place Five Capitals report on the balance sheet, and a verified record that the covenanted gains are real where they are grown.
The gate that ends it
Each year's whole-place accounting is published and independently verified — the gate never closes; that is stewardship.
